Recently a building inspector was hired to inspect a townhouse for a prospective buyer. This inspector had no understanding of where the new owner's property would end and the common property begin. He told the buyer that "her" roof needed to be replaced and that she could expect a huge bill to cover her share of the roof replacement if she bought the condo.

Fortunately the buyer consulted the Strata Council Treasurer who explained about the money held in reserve for a new roof. The Treasurer also showed her the roofer's annual reports and the schedule for roof replacements. This meant that the new owner would be buying into a complex where it was unlikely that she would ever have to pay out unexpected money for a new roof.

The building inspector's report was misleading and demonstrated that he did not understand the maintenance of common property in a well managed strata complex.
